We keep a pulse on the market and on the trends regarding both buyers and sellers. When marketing a home, we research everything we can regarding the neighborhood, the schools, if there is a homeowners association, covenants, amenities, the surrounding area, and of course current listings and past sales, etc. We know what helps homes sell and can often give easy tips to increase your homes marketability and value. We each have an extensive appraisal background and use it to evaluate the market and when we negotiate on your behalf. This appraisal knowledge is also significant when it comes to meeting the appraiser for the buyer’s mortgage appraisal. We don’t just put a price on a home and hope that buyers will offer something close, but we provide extensive detailed justification of the value to prospective buyers and their agents and appraisers. It is the market that determines the value.
There are two of us-that doubles our service and accessibility. Julie spends a large percentage of her working hours at our home office. Steve can usually be found at our office. He also regularly attends marketing sessions and is highly involved at the South Metro Denver Realtor® Association. This is one of the largest Realtor® associations in Colorado, where Steve served as a Chairman of the Board 2006-2007. Steve is also currently serving as a Director for a three year term on the Metrolist, Inc. This is the largest MLS provider in the region with membership around 18,000. These industry positions keep us informed and up to date with the fast changing real estate industry and modern marketing tools. We divide and conquer our business together, while both being involved throughout the process. Julie generally does a lot of the marketing and market research, and when it comes to the contracts and negotiations and Title work, etc. Steve usually handles these areas. With two of us, one of us can almost always be available if you need something.
We handle everything personally. We will make sure to devote ample time to your home and we do not use our assistant to handle our phone calls, or to do our legwork and paperwork-we do it personally. We will also personally measure and floor plan your home (as the county records that most agents go by are often not accurate) and provide very detailed, thorough and professional marketing materials. Much of our marketing time and money will be spent getting the word out and creating an environment which will lead to showings. We like to have some “lead” time, so that all of the marketing materials and disclosures are ready before the home hits the market. We also like to build up some interest with some marketing prior to the home being available.
Our background as real estate appraisers gives us an edge. Pricing a property correctly and knowing how to evaluate the market is so crucial in this business. Julie earned the highest residential designation in appraising (SRA-Senior Residential Appraiser) and spent over twenty years full-time in the profession, while Steve also has an appraisal designation through NAR and spent eleven years appraising. It not only serves our clients when we do research and narrow down a homes value to a realistic and supportable range, but we go way beyond the average broker by providing supporting data to the appraiser who comes out to the property for the buyers mortgage appraisal. We also provide supporting data to the Buyers agent if we are countering an offer that we feel is lower than the market supports. We also have extensive negotiating experience and knowledge of Title work, contracts, inspections, etc. Steve has had his Real Estate License since 1985 and Julie since 1995.
We will advertise your home prominently on the internet. We will provide professional brochures, and have a professional photographer take the pictures that we will use in our marketing pieces and on the digital tour (accessible on numerous real estate websites). We feel Prudential has some of the most professional marketing materials in the market. We place a 1-800 number on the sign for easy access to the properties information. We would like to have enough time ahead of when your home actually hits the market to have all of our marketing materials done and ready, including the pictures by the photographer. We would also like to start advertising before showings start and let some interest build up.
